Our 10-Point Roof Inspection

Quality Tile Roof offers a 10-Point Roof Inspection. Your tile roof is not a mystery. It contains only four parts; Field Tiles, Trim Tiles, Metal Flashings, and Concrete. Understanding your tile roof is easy and important. We provide you with information on what causes roof leaks and how to prevent them. Read and save money.

1. Broken Tiles

The tiles on your roof are an inch thick. They do not break without a force being applied to the surface of the tile. The number one reason that tiles break is from foot traffic. Replacement tiles must be the exact size and shape of your current system. All tiles are available from several ‘Bone Yards’ in the state. Broken tiles cause leaks.

2. Corner Breaks 

Corner Breaks or Point-Load-Breaks occur on the sides of the tiles in the water channel, the weakest part of the tile. If the broken piece is available it can be re-attached with RT 600, a Miami/Dade approved roof tile adhesive. If the break is over 3 inches long, it must be replaced because it is a leak.

3. Trim Tiles 

Trim Tiles are located at the edges of your roof and cover the fascia board. The seam that they protect is created by cut field tiles that are at the end of a row. Nails that are squeezed out of the fascia board or rusted fasteners cause the problem and create a leak. The solution is to remove the row and re-set them with #8 screws.

4. Point-Up or Bedding Concrete

Point-Up or Bedding Concrete is under ridge and rake tiles on your roof. It covers the top seam between two fields of tiles. In time, 8 to 10 years, cracks appear, and pieces of concrete become loose. Cracks can be filled with mortar repair, but missing or loose concrete must be re-pointed.

5. Out of Alignment 

Out of Alignment occurs when field tiles, for several reasons, move out of position. That action exposes pre-drilled nail holes and can rot the baton boards and sheeting under the system. By moving the tiles back into position, the problem and the leak are removed.

6. Metal Flashings

Metal Flashings are used to cover voids inside seams, penetrations, and valleys. These flashings weather and fail in time. Caulk is only a band-aid and not a solution because it fails in a short time. Flaws should be addressed and replaced.

7. Animal Attacks

Animal Attacks mainly occur as squirrels eat lead flashings. The simple answer is to rim the pipe jacks with silicone caulk. For some reason, squirrels hate this caulk and will go to your neighbor’s house for lunch.

8. Damage in the Valleys

Damage in the Valleys occurs when organic material in this area rots and turns into dirt. As the dirt builds up, it creates an obstruction. When the dam is finally created it allows the water to back up under your tile roof system and causes a leak. Valleys should be cleaned once a year after the leaves have fallen.

9. Poor Workmanship

Poor Workmanship occurs when there is a lack of supervision, the wrong materials are used, band-aids are applied, or work is done by people who do not understand tile roofs. 10. Poor Workmanship
